Understanding apartment specials

A special is a discount with conditions attached. The offer is real; the conditions are where renters get surprised. Here is how to read one.

The kinds of specials you will see

• Weeks or a month free. The most common. A number of weeks’ rent is taken off — either from your first month (“up front”) or spread evenly across the lease (“prorated”).
• Reduced deposit or waived fees. The application, admin or deposit is reduced. This helps your move-in cash, not your monthly cost.
• Look-and-lease. A discount that applies only if you apply the same day you tour, or within a short window.
• Gift cards and credits. A one-time amount at move-in. Worth what it says, and nothing more.

Effective rent: the number that matters

To compare a special against a community that has none, spread the discount over the whole lease. This is an arithmetic example, not a quote:

Two communities, one at $1,950 with no special and one at $2,100 with six weeks free, are closer than they look — and the second one goes back to $2,100 at renewal.

Questions to ask before you count on it

1. Which units? Specials are often limited to certain floor plans, floors or move-in dates.
2. Which lease terms? A 12-month special may not apply to a 6- or 15-month lease.
3. Up front or prorated? Up front helps cash flow now; prorated helps every month. Either way the total is the same.
4. What happens at renewal? The special ends. Ask what the renewal rate has been for similar units.
5. Is it in writing? A special that is not on the lease or an addendum is not a special.
